I was on the telephone with John Pinto of Realty World – Pinto & Associates last week and he commented on some of the initiatives we are hammering hard on with our Q&A and consumer forums that are accessed from your Member Site.
During the conversation he mentioned the concept of blogging about the life of a transaction. The more I thought about it the more ingenious the idea became. Crafting your blog with layman terminology and dropping the backroom closing table speak; one could easily write about the daily happenstances’ of opening and closing a transaction with incredible detail to a “soap opera” style story of the experience.
Presenting problems, challenges and the respective solutions to a successful transaction is certainly noteworthy and interesting to others that may find themselves in similar situations.

I absolutely love this idea! There are a lot of people out there who think it’s a good idea to buy real estate without the help of a pro realtor. To document the daily ins and outs of a transaction might be a little eye opening to some of those who think they want to do something like buy real estate on their own; especially if it involves a more complicated transaction.
But aside from educating those who think that way, I myself would love to see the problems and solutions to transactions outside of my own office if for nothing else, the sake of learning. I’d rather gain the knowledge of problem prevention from someone else’s mistakes, not my own, and build on that. Again, this sounds like a great idea, and I look forward to checking it out.
I think it’s a great idea. It will be a great tool for agents to learn about areas or situations they might encounter.
Here’s one scenario. I have been showing properties for a buyer in the North Valley area. Showed them approximately 15 availalbe listings and whatever comes up in the market, and wrote about 4 -5 offers in the span of three months now, on properties of their liking. Got declined on a couple of offers due to multi offers. Finally, we got our offer accepted, subject to lender approval of a short sale. After this, in one instance of my conversation with Mr Buyer, he had a slip of tongue that triggered my imagination to ask him the question if he was working with other agents in the purchase of his home! In the span of my professional business relationship with him, I did not suspect any thing of this matter, I should say, he was very good in concealing it until he slipped. He had asked three other agents to write offers for him, simultaneously while I was showing him properties, writing offers, getting approved on our offer by the sellers, while waiting for the seller’s lender’s response within 4 weeks. Who knows what he was doing and telling other agents, I am inclined to believe he is putting out offers left and right and using agents at his beck and call. (He doesn’t want to commit to a Buyer Broker Agreement). Say’s he will work with the Agent who can get his offer accepted, on the property he likes.
